If the property is accessible through Supra, you often do not need to meet me at the home. Just send me the address, access instructions, and what you need. I can complete the shoot and send the finished media when it's ready. I'll send a text when the lights are turned off and the property is locked up afterwards.

Files That Are Ready to Use
Finished images are delivered as high-resolution 6K Ultra HD JPEG files. This preserves the fine detail in sharp images, so that you can confidently crop as you'd like for your digital marketing needs. Images are suitable for MLS use and most print and digital use. If you require a different format or aspect ratio, just ask. I can usually accommodate.
Long-Term Storage
Each property is delivered in its own Google Drive folder. Those folders are kept for years. That means an old shoot may still be available when a property is relisted, an agent needs an older image, marketing materials need to be updated, or a property comes back on the market.
Editing Is Part of the Job
Reasonable cleanup is included. If a distraction can be removed cleanly in post, I will usually take care of it rather than charge a separate per-image editing fee. This might be pet feeding bowls in a kitchen, garbage cans and hoses in the yard, a car in the driveway, etc. I'll remove what I'm legally allowed to. I can not alter or edit out permanent, structural, or material features or defects.

Video tours are hosted on a dedicated unbranded YouTube channel with no photographer, agent, brokerage, or contact branding — ready for MLS use.
